The design process is done in-house and starts with a concept plan and finishes. The next step is to start the architectural/engineering plans which normally takes 8-10 weeks to be ready for building permit submittal . The permit approval process usually takes approximately 8-10 weeks with 10-12 months for construction. One of our interior designers will be working with you from day one , and will cover all project management duties, including selections for fixtures and finishes until completion of your new home.
Our contracts will include a scope of work, finish specifications and a payment/timeline schedule. Once we agree on a concept plan, finishes and pricing, we ask for a 10% deposit to start the construction plans and 10% upon building department submittal with balance of payments based on completion of milestones . We provide a new home checklist to all clients that detail when we need owner onsite approval for room layout, window/door locations, electrical/AC/plumbing locations, etc.
Proof of funding is required. Cash purchases will require a third -party escrow agreement. Atlantic Home FL LLC does not accept checks, only wired funds.
