HOW THE PROGRAM WORKS
Our new home redevelopment program allows a seller to market their property as vacant land with a separate listing for a proposed new home at the same time. This listing method is fully complaint with the MLS and is available for properties that qualify as redevelopment ( teardown) properties in Palm Beach and Northern Broward County. If Atlantic Home FL is able to pre-sell a new home on your lot, we will pay your realtor commissions. If you sell your home as is at any time, you pay your commission as you would in a traditional transaction with no obligation to our company.
WHAT PROPERTIES WOULD BE A GOOD FIT?
Older waterfront homes , typically with 8 ‘ ceilings on a lot that can accommodate a 5,000 sf new home, preferably not near fixed bridges in Palm Beach and Northern Broward counties. It is equally important that you have a realistic asking price for your property. With the current shortage of housing inventory, we feel that more new home buyers coming to South Florida will be looking to build new homes in this fashion. Our company will handle all meetings with prospective buyers.
- Seller signs a listing agreement with Atlantic Home FL for property as “vacant land” and a proposed new home
- AH meets with new home buyer and agree on plans, standard features, pricing and contract to build with 10% deposit from buyer held in buyer’s escrow until closing
- Buyer signs a contract with seller to purchase property directly from seller for an agreed price.
- Seller is paid in full at closing of property before the start of any construction.
WHAT IS THIS GOING TO COST?
There are no fees to the seller, or the realtor. Atlantic Home FL gets paid for the new home construction, or if you choose to use our realty services. If our company gets hired to build a new home on your lot, we will pay your realtor commissions, which will save you money.
